Whenever you use your phone to look up something, stream a video, or send an email, you’re probably connecting to a data centre somewhere in the world. As a result, many of the activities we take for granted in our day to day lives would not be possible without the provision of data centres in our IT infrastructure.
Demand for data centres is growing rapidly, encouraged by the growth of the AI sector which the UK Government has prioritised as a key growth sector.
Data centres are critical for the UK economy, contributing an estimated £4.7bn in Gross Value Added to the UK economy annually. This means that their presence can add substantial value to the economy of the surrounding area.
Cranford Primary School is located to the north, bordering the site’s boundary. There are also residential properties to the north in Chaucer Avenue separated by an emergency access to the school.
It is currently designated as a Locally Significant Industrial Site (LSIS), and failing to maximise its potential. Therefore, the site would benefit greatly by being redeveloped into a data centre.

TTSP is known for its innovative approach to creating flexible, sustainable, and functional spaces that meet the evolving needs of clients across various industries.
Crestview is a global public affairs agency with a specialist team in the built environment sector. This team conducts stakeholder and community engagement along with strategic communications for a wide range of sites across England.
Stantec is an international professional services company in the planning industry. Stantec provides engineering, architecture, environmental, and project management services. The company serves a wide range of sectors, including infrastructure, energy, and buildings, delivering solutions for both public and private clients.
BCS Consultancy is a specialist consulting firm focused on delivering technical and strategic advice for mission-critical environments, particularly in the data centre sector. Based in the UK, BCS (Building Consultancy Services) offers expertise in design, construction, and operation of data centres and other critical infrastructure.
The Heathrow Estate is failing to maximise its potential. Redevelopment as a data centre could lead to a wide range of local benefits, including significant CIL payments, higher Business Rates income, and the creation of skilled jobs in the local area.
With demand for data centres increasing nationally, Hounslow will benefit from the delivery of new data centre capacity at the strategic location of the Heathrow Estate.

The main data centre building will use a combination of long panels in a variety of colours, designed in a varying pattern from elevation to elevation to breakdown the overall impact.
The main office building is the most eye-catching part of the development and is located right at the entrance. To make the building look less imposing, the top floor is set back, which creates a spacious balcony for people working there to use.
The sides of the office building have lots of large windows. Special sunshades, both vertical and horizontal, have been added. These not only make the building look more attractive, but also help keep it cooler by blocking out some of the sun’s heat.
The current buildings cover 54% of the site. Our proposals reduce this to 42%, meaning more greenery and open spaces for local residents.
The design can support the operational needs of the data centre whilst also offering environmental and social benefits to the wider community. This will be carried out by integrating planting, accessible walking and cycling paths to nearby open spaces, and areas for informal recreation.
